Raw Land Solutions Projects
RLS’s principals have been involved with this project since the Owner chose the property and has assisted with contracting, due diligence, closing, financing, subdividing, obtaining entitlements and individual lot sales.
RLS will determine what the existing water rights will support in residential density on the sight and then negotiate with Firestone to obtain all necessary approvals for the ideal development.
RLS has put together a site plan, proforma and timeline for this project and is now seeking an investor/buyer for the property to assist in completing the development.
By conducting due diligence on properties and developments with development issues, RLS was able to assist Guaranty Bank with a realistic valuation of these properties that takes into account the intangible, but significant, costs of future development on specific projects.
RLS is assisting the client with preparation of a plat and site plan while working with the requisite municipal and governmental authorities to obtain use approvals and negotiate the necessary easements, utility and development agreements. RLS will also assist the client with the highest and best use analysis in order to determine the most profitable use of the commercial property. RLS will act as the liaison between the owner and the municipality in order to effectuate an efficient development process and use of resources.
RLS has assisted Brian in locating, purchasing and developing a new parcel in Broomfield, CO.
RLS was successful in obtaining approvals for the YMCA’s planned development. At the request of the County and the YMCA, RLS did some follow up research regarding the American’s with Disabilities Act to confirm that the planned site plan would comply with current ADA guidelines.
RLS has been working with the County to obtain modified insulation requirements for the Yurt structures that will allow the YMCA to minimize the environmental footprint of the development while providing a comfortable setting for YMCA’s campers.
RLS has worked with Boulder County and successfully obtained approval from the Land Use Department for this owner to place the manufactured home he already owns on his property and has assisted him with obtaining additional approvals for his water and septic systems
