Aspen Arbor Animal Hospital

This owner came to RLS asking for assistance in negotiating with the City of Westminster to gain the necessary approvals for Brian McKee, owner of Aspen Arbor Animal Hospital, to build a new facility.  Upon RLS becoming involved in the project, RLS identified several issues with the existing parcel other than the City’s offsite improvement requirements.  These challenges included parking easements, environmental mitigation expenses, title issues, access and drainage challenges and general buildable square footage on the site.  RLS eventually recommended that Brian sell that parcel to a more appropriate developer and purchase a new parcel. 

RLS has assisted Brian in locating, purchasing and developing a new parcel in Broomfield, CO.  RLS narrowed the choices for Brian by putting together comparison proformas and timelines for Brian to review.  These comparisons included not only construction costs, but costs of development on the various sites, which can vary greatly depending on the municipality. In addition to assisting with the site selection and purchase of the new property, RLS also worked with Brian to determine the highest and best use of the new site and determined that the new site was a great place to construct a speculative office building in addition to the veterinary clinic.  RLS assisted Brian with selection of the design and construction team and obtaining all necessary use and development approvals from the City and County of Broomfield.  RLS is also assisting Brian with the marketing of the speculative space and is acting as the owner’s representative during the construction process.
