Development and Entitlement of Raw Land for future commercial development
This client came to RLS for assistance with the platting, entitlement and subdivision of its property. While a portion of the client’s property is currently being used as a commercial site, the remaining 75+ acres of the property will eventually be developed for residential based commercial use. In anticipation of this future use, RLS is assisting the client with preparation of a plat and site plan while working with the requisite municipal and governmental authorities to obtain use approvals and negotiate the necessary easements, utility and development agreements. These negotiations include dealing with the appropriate water district and the Property’s metropolitan district as well as assisting the owner’s attorneys on the development aspects of an ongoing eminent domain proceeding with CDOT. RLS will also assist the client with the highest and best use analysis in order to determine the most profitable use of the commercial property. RLS will act as the liaison between the owner and the municipality in order to effectuate an efficient development process and use of resources.
